Our roof was replaced due to storm damage. Ben Davis was a pleasure to work with. He is very knowledgeable about the process, communicated successfully with our insurance provider. The roofing installers worked long hours to complete the job.

They replaced my roof, gutters, copper on bay windows, as well as replacing/painting 5 dormers. Ben made multiple trips to ensure everything was completed with the quality he demands. We were in constant communication, and we could not be happier with the finished work.

I was dreading the process of replacing our roof and dealing with all the roof sales people. Ben is a no nonsense guy, gets to there point and tells it how it is. He clearly explained everything and walked me through the process.

Signs Your Raleigh Roof Is Ready to Be Replaced

Repairs stop holding at some point. These are the signs we see most often on roofs that have reached it.

Crew installing new shingles on a residential roof

Many neighborhoods around North Raleigh, Wake Forest and Cary were built about twenty years ago, which puts a lot of original roofs at the point where repairs stop holding. You may be seeing granules in the gutters, shingles on the lawn after a windy night, or a ceiling stain that keeps returning. Waiting rarely makes the job smaller: water that gets past worn shingles reaches the decking, and rotted decking adds cost to the eventual replacement.

Some roofs fail early, too: a roof only five to ten years old can need replacing because of poor installation. Tearing off and installing a roof safely takes a trained crew, staging and manufacturer-specific methods. It is not a weekend project.

  1. Granule loss

Heavy granules in the gutters or at the downspouts.

  2. Leaks that come back

A stain that returns after it was repaired.

  3. Shingles on the move

Loose, lifted or missing shingles after wind.

  4. Worn shingle surface

Curled, cracked or creased shingles across the roof.

  5. Attic warning signs

Daylight or water stains on the attic decking.

Service Overview

What Residential Roof Replacement Involves

Most homeowners who call about a new roof are tired of chasing the old one: granules in the gutters, a stain that keeps coming back, shingles on the lawn after every windy night, and the worry that the next storm will be the one that gets inside. A residential roof replacement with Pro Performance Roofing removes the existing roof down to the decking and installs a complete new system: underlayment, flashing at walls, valleys and penetrations, ventilation, the shingle field and ridge caps, every component new and installed to the manufacturer's specifications.

It starts with a free on-roof inspection and a consultative conversation about the four tiers that fit most homes: standard architectural, upgraded architectural, designer shingles such as CertainTeed Grand Manor or GAF Camelot II, and metal.

Because the company is certified with GAF (Certified Plus), CertainTeed (ShingleMaster) and Owens Corning (Preferred Contractor), the choice is about the house rather than one supplier.

A written quote typically follows within 24 to 48 hours, and most jobs reach the schedule within a couple of weeks.

On install day the same crew that has put on hundreds of the company's roofs strips the old roof, replaces damaged decking, installs the new system, and clears the property, with the production manager on site for the project.

The homeowner is kept updated at each stage and ends with a roof backed by manufacturer coverage and Pro Performance's extended workmanship warranty, and decades of not thinking about it.

The Pro Performance Difference

A new roof is only as good as the company installing it. We use quality roofing materials, proven installation practices, and our exclusive, experienced, and credentialed roofing crew to build complete roofing systems according to manufacturer specifications – not simply replace shingles.

As certified and credentialed installers with GAF, CertainTeed, and Owens Corning, we can offer products from all three major shingle manufacturers along with enhanced manufacturer warranty options.

Why Homeowners Choose Pro Performance

Our process

The Residential Roof Replacement Process

1

Free Replacement Inspection

A Pro Performance roofer gets on the roof when it is safe to walk, rather than relying on a drone pass. We check the shingles, flashing, ventilation and roof penetrations, and look for signs of hail or wind damage. If the roof has years left or a repair will genuinely hold, you hear that first. You leave this step knowing what your roof actually needs, not what we would like to sell.

2

Options and a Written Quote

We walk you through the tiers that make sense for your home and roofline, from upgraded architectural shingles to designer lines and metal, across all three major manufacturers. Your written quote names the manufacturer, the product line and the system components. It typically arrives within 24 to 48 hours. There is no pressure to sign that day and no expiring discount.

3

Selection and Scheduling

You choose the product and color, and we order materials and set your install date. Most replacements reach the calendar within a couple of weeks of approval. If storm damage turned up in Step 1, we sort out the insurance side first so the scope is complete before we build. Financing is available for full replacements.

4

Tear-Off and Installation

Our crew strips the roof to the decking, replaces any damaged boards, and installs underlayment, flashing, ventilation, shingles and ridge cap to the manufacturer's specifications. The same crew installs every roof we sell, and our production manager is on site for the project. You get updates as each stage finishes, so you are never guessing.

5

Cleanup and Handoff

Before the crew leaves, debris is cleared and the finished roof is checked. You end with a complete new roof system carrying the manufacturer's coverage and our extended workmanship warranty. The roof stops being a project and goes back to being part of the house.

Roof Replacement Cost

How Much Does a Roof Replacement Cost in Raleigh?

For a typical 2,100 square foot home in the Raleigh area, a roof replacement runs around $15,000. Your home's number depends on a few things we measure at the inspection.

  • What moves the price Roof size and pitch, how many layers come off, how much decking needs replacing, the number of valleys, chimneys and skylights, and the shingle tier you choose. Designer shingles and metal cost more than architectural shingles.
  • What your quote includes Tear-off and disposal, underlayment, flashing, ventilation, shingles, ridge cap, cleanup, and the manufacturer and workmanship warranties that come with the system.
  • Quoted separately when needed Damaged decking found under the old roof, skylight replacement and gutter replacement. Each is explained before it is added, so nothing appears on the final bill by surprise.

Your quote is in writing before any work starts, and the price you approve is the price you pay unless you approve a change. If storm damage is part of the story, your insurance policy may cover some or all of the replacement, and we will inspect for that first. Financing is available for full roof replacements.

Common Questions

Roof Replacement FAQ

Straight answers to the questions homeowners ask us most before a roof replacement.

How long does a roof replacement take?

The timeline has two parts: getting on the calendar, and the work itself. Most written quotes are back within 24 to 48 hours of the inspection, and most roof replacement jobs are scheduled within a couple of weeks of approval. Weather can move an install date, and we tell you as soon as it does. Larger homes, steep pitches and designer shingles add time, and your quote gives a realistic estimate for your roof.

How much does a roof replacement cost in Raleigh?

For a typical 2,100 square foot home in the Raleigh area, a roof replacement runs around $15,000. Size, pitch, layers, decking condition and the shingle tier move that number up or down. A quote for a larger home with designer shingles can run well above it. Every roof replacement quote we write is in writing and names the system and scope, so you know what you are paying for before anything starts.

How do I know if I need a new roof or just a repair?

The common signs of a roof that needs replacing are heavy granule loss, leaks that keep coming back, and loose or dislodged shingles. Age alone does not decide it. We inspect the whole roof, and if a repair will genuinely hold, that is what we recommend, even if you called asking about a roof replacement. If we find hail or wind damage, we will tell you whether an insurance claim makes sense.

Do you offer same-day roof replacement?

No. A roof replacement needs a measured inspection, material ordering and a scheduled crew, so it is not a same-day job, and a contractor who promises one is skipping a step. What we can usually do quickly is the inspection and the written quote, typically within 24 to 48 hours. If water is coming into the house right now, tell us when you call so we can deal with that first.

Which shingle brands do you install?

We install all three major brands and are certified with each: GAF (Certified Plus), CertainTeed (ShingleMaster) and Owens Corning (Preferred Contractor). That means your roof replacement can use the line that fits your home and your priorities rather than the one brand a contractor happens to carry. Each manufacturer has its own color range, shingle weights and enhanced warranty programs, so comparing all three gives you more real choice. We also install metal and designer roofing systems.

What warranty comes with a roof replacement?

Two layers. The shingles carry the manufacturer's limited lifetime warranty on materials, and our certifications qualify your roof replacement for enhanced manufacturer warranties, such as GAF Silver Pledge, that also cover workmanship. Pro Performance adds its own extended workmanship warranty on top. Your sales representative explains which options apply to the system you choose and what each one covers, so you know your coverage before you sign.

Will my insurance pay for a roof replacement?

Only if your roof has covered damage, such as hail or wind, and your policy covers it. A claim only makes sense where the evidence of storm damage is real, and we will not push one that is not. If we find it, we document it, explain how the claim process works and review the approved scope with you so nothing in the roof replacement gets missed. See our storm damage page for how that works.

Will you keep me updated during the replacement?

Yes. We keep you updated by phone throughout your roof replacement, and our production manager is on site for every project, so there is someone to answer a question in person. Communication through every stage is part of how we work: you know when the crew arrives, what is happening on the roof and when the job is finished. If anything changes the plan, such as weather or damaged decking, you hear it from us first.
